If you're like most people, you probably believe the best way to protect your heirs after your death is through a will. However, a living revocable trust is a far superior method of transferring property to your heirs. This is a contract wherein a party (the settlor), during his lifetime, establishes rules for the management and distribution of his property upon his incapacitation or death. Any competent adult can establish a living revocable trust, and any competent adult may serve as trustee. The heirs to whom the property in the trust will be distributed are known as the trust beneficiaries.

A living revocable trust is established in writing and a trustee is appointed to manage and distribute the property in accordance with the settlor's detailed instructions. Usually the settlor names himself as trustee of the trust property during his lifetime, with a spouse, friend, relative, or financial institution named as a successor trustee upon his death or incapacitation. This allows the settler to continue to manage and control the trust property during his lifetime.

Establishing a living revocable trust has substantial advantages over a will, for example:

o Avoiding Probate: The biggest advantage of using a living revocable trust is that, unlike a will, it allows an estate to avoid probate. This is advantageous in situations where both spouses have their own significant assets or for blended families.

o Confidentiality: Whereas any estate that goes through probate, including a will itself, becomes part of the public record, a living revocable trust remains confidential. In this way, a settlor can keep the terms of the distribution of his property from the general public.

o Eliminate Challenges to the Estate: One of the biggest disadvantages of a will is that it is subject to challenge by your heirs. If a will is challenged, a court will determine the will's validity and has the power to throw out a will altogether. A living revocable trust is less vulnerable to legal challenge and can include a clause disinheriting any party who challenges the terms of the trust.

Most importantly, a living revocable trust can be modified or cancelled at any time during your life. While a standard will has its purpose, this allows far more control over the manner in which your assets will be distributed to your heirs.

How To Quickly And Easily Create A Living Room Furniture Layout?

If you planning to buy new furniture for your living room, then most probably you have already thought about the furniture layout in your mind or else you have probably thought of repeating the same old layout with only the new furniture pieces. In this article I will show you a simple method to create the most efficient layout for your living room.

Before we begin there are a few points that need to be considered. A living room is always a transition space. This means that entrances to all other rooms are located in living room. Other bedrooms, dining room, kitchen etc. are accessed through living room, that's why a sufficient "circulation space" for family members is a must.

People passing through the living room in other rooms must be able to pass without cutting vision if you are talking to other person in the living room.

That's why those pencil lines have been drawn. After you have drawn the furniture pieces on the living room plan, modify the travel lines. Now these lines will be around the furniture, especially at corners. The travel lines will now take the shape of the furniture at the edges.

After this short exercise you will have probably 5 different layouts on paper with. Select the one in which you see the following points of interest.

a)Travel line lengths are shortest.

b)Travel lines do not pass trough the furniture.

Apart from the efficiency there is another factor called as visual balance while designing a furniture layout. Finally does it look good to YOU. Are you comfortable with the final layout. The visual balance is achieved by making the most use of all walls of the living room with decorating elements such as paintings, color schemes, etc.

5) Be Honest and truthful
Speak the truth and be as honest as possible. This is the basic principle to ensure a happy relationship. Speak with clarity of mind and speak from the heart. Old folks are able to sense a lot of sincerity from there then earning points of trust.

Living a life of passion and significance requires knowing what your definite purpose in life is. Defining and living your life purpose gives you an overwhelming sense of fulfillment and meaning to your existence because it provides a way for you to use your values and passions and directs them towards a meaningful objective. Your life purpose is the essence of who you are as a person. How to Define Your Life Purpose

Because Most of Us Aren't Born With a Destiny

We often read or hear about inspiring stories from religion or from history about unique individuals who seemed to have known what their destiny was the moment they were born and went on to accomplish great things in life. That's great, but I'm not one of them and I'm guessing that you're not either. For most of us, we have to discover our own destiny and unfortunately many of us don't discover this till very late in our lives, that is if we are lucky to at all. One of the first tasks in your adult life is to define what your life purpose is.

The Components of Life Purpose

Often people confuse their life purpose with their profession or their various roles in life (i.e. mother, father, husband, wife, etc.). While your profession or role can serve as the vehicle through which you can reach your life purpose, your professional title or role is not in and of itself your purpose in life. Knowing what your purpose in life is motivates you towards ultimate achievement and enables you to live a passionate life. Life purpose is made up of two important components: Core values and associated passions. To find your purpose, use the following formula listed below:

Core Values + Associated Passions = Purpose

Core values. These are the fundamentally beliefs, morals, and standards that define you as a person and which guide your behavior. While other aspects of your life change, your core set of values do not change. Core values are what you tell a person who asks you, "What do you stand for in your life?"

Associated Passions. Associated passions are the vehicles by which you can fully express and share your core values. They are the things that you love to do in life. They can also be specific talents, skills and abilities that you possess which fully express the associated value. They can also include things that you have never tried before, but have a desire to experience someday.

How to Define your Purpose in Life

To define your purpose in life you will need a sheet of paper and a pen. Draw a vertical line down the center of the paper so that you divide the sheet into two separate columns. On the left side you will list your values by writing, "I value my..." On the right hand side, you will list your associated passions by writing, "Through my love of..."

Step 1--List your values. List as many values as you can that describe you as a person. You should come up with at least 6-8 values that are applicable to your own life. The order of these values are not important at this point, just list as many as you can. These values should be limited to attributes of character such as strength, heroism, love, devotion, humor, etc.

Step 2--List your associated passions. In the right column, list a specific passion of yours that fully expresses the value listed on the left column. Passions are the things that you love to do in your life, irregardless of whether you actually have done them yet or not. Passions can also be the dreams that you envision for yourself later in life.

Step 3--Choose your core values. Now go back through your completed list and pick the top three values and associated passions that are the most important to you. While all of the values you listed define your life, these core values are the necessary principles that define your life and that you cannot live without.

Step 4--Design your mission statement. Take your core values and associated passions and place them into the following mission statement. The following statement is merely a template for you to follow:

"My purpose in life is to express my values of [ core values] through my love of [associated passions].

Feel free to play around with the wording until you get a result that you are happy with. Congratulations, you have defined your purpose in life. Now go live a life of passion.

The best way to keep fur to a minimum is to regularly brush and groom your dog. Ideally your dog should be brushed daily. Not many of us have the time to dedicate to brushing our dogs so I attempt to do it weekly. Brushing weekly makes a big difference it's like a cumulative effect, the more you brush the less fur you end up brushing out.

Keeping the fur at a minimum

Did you know brushing does a lot more than keeping the fur to a manageable level? Brushing helps stimulate your dog's circulation and it distributes their natural oils for a healthy shiny coat. Brushing also removes dirt, grass, pollen, and other unknown substances that somehow manages to collect on their coats. This keeps your dog cleaner longer. Brushing and grooming tools also help prevent those nasty tangles, mats and knots from even forming to begin with.

Tools of the trade

Of course like everything, there is an amazing amount of different grooming tools available. A good tip is to always brush your dog out before bathing. Mats and tangles tighten when they get wet making them much harder to get them out.

Brushes

There is an almost endless amount of dog brushes available. Some are self cleaning, some have steel pins, some are traditional wooden handle type. Basically the bristle type brush works well for most dog hair types. Use a longer bristle brush on long-haired dogs and use a shorter, firmer bristle brush on short-haired dogs. The steel pin type is best for medium to long hair and curly coats. Finally the slicker type brush is used to break up tangles and mats in medium to long-haired breeds.

Combs

Fine-toothed dog combs are used for soft, thin or silky coats whereas medium-toothed combs are used for normal coats. If your dog has very heavy or thick coat, use a wide-toothed comb. Combs are best suited for medium to large breeds with medium / coarse coats. Another option is the Furminator which strips excess fur from the undercoat.

Clippers

If you are buying dog clippers for the first time buying a kit is great idea. Clipper kits usually come with the actual clippers, guards, combs and scissors some even have instructions with grooming tips. Check as many customer reviews as possible.

I'm not brave enough to attempt clipping so I cheat and get the professionals to take on that.

Grooming is important for all dogs with a lot of hair. Dogs like German Shepherds have a double coat and shed a lot so need to be groomed regularly. Grooming is also a great bonding time and generally most dogs love the attention.

What Happens After the Foreclosure Sheriff Sale

A great number of homeowners are simply unable to stop foreclosure on their homes by the time of the sheriff sale of the property. When they are unable to find some way to postpone the foreclosure auction, state foreclosure law will take over to determine the next steps in the foreclosure process and how much longer the foreclosure victims have to stay in their homes. In some cases they will have to be out of the home within a few weeks, while other states allow for a period of time in which they can put together the funds to pay off the house, thereby redeeming it and maintaining the right of ownership of the property.

When the the sheriff sale occurs, the homeowners will no longer be the owners of the house that has been foreclosed. The winning bidder at auction becomes the new owner and will be able to proceed with the eviction, once the sale is confirmed. Confirming a sale can take from just a few days up to a few weeks, depending on state foreclosure law. But the confirmation process merely determines if the sale took place fairly and was in compliance with all other rules and regulations. Unless there are any major problems, the sale will be confirmed and the foreclosure process completed. The next step will be the eviction process for many homes.

Living Will

The eviction process begins when the new owners of the property demonstrate to the courts that they are now the owners and have the right of possession of the property. The county court will typically grant the owner possession and order the county sheriff at some date in the near future to evict the former owners and remove all of the property currently in the house.

What Happens After the Foreclosure Sheriff Sale

The former owners, who may still be occupying the property at this point, will be given a certain amount of time (usually a few days to a few weeks) to move out of the property and avoid being forcefully evicted. At this point, there is very little that they can to to stop foreclosure from taking the home from them, unless they are able to purchase the property from the new owners. This is always a possibility, of course, but it is very difficult for very recent foreclosure victims to obtain a new loan to purchase a house.

In cases where the state foreclosure laws allow for a redemption period, the homeowners are granted more time after the sale to pay back the defaulted mortgage and retain ownership of the property. Usually, this means having to pay off the entire amount of the mortgage, either through saving up enough cash or qualifying for a new mortgage. Again, these are very rare possibilities, and many homeowners will not be able to come up with the money to keep the home after the sheriff sale, unless they have substantial assets or there is a lot of equity in the property. But the redemption period will give them a chance to pursue these options or sell the property. If nothing else, the redemption period can be used by homeowners to save up money that can be used for moving expenses, setting up an emergency fund, or paying back other high-interest credit cards and other loans.

Unfortunately, when a family is unable to stop foreclosure and end up seeing their home auctioned off at the sheriff sale, the chances for saving the home drop dramatically. Banks may be willing to postpone sheriff sales or give the homeowners a break by accepting a short sale, but once the foreclosure process is over and the eviction process commences, homeowners are living on borrowed time with few options to keep the house. In states where redemption periods apply, there are more chances to save the home, but the recent foreclosure will make it very difficult for foreclosure victims to qualify for many of the options that may have saved their home even a few weeks before.

The fact that the sheriff sale can mean the end of the line for many homeowners is an important reason that every family falling behind on their bills should seek out as much foreclosure advice as possible, even if they have only missed a couple of mortgage payments. Having a plan to stop foreclosure before it happens means that foreclosure victims will be able to save their homes long before the sheriff sale is conducted, rather than scrambling around to find a place to live after their home has been auctioned off.
